The infrastructure realities most decarbonisation projects overlook

When we first look at a site, the practical constraints usually surface quite quickly.

Electrical capacity is often where the conversation settles early on.

If the incoming supply isn’t sufficient for the proposed load, that shapes the rest of the project. An upgrade might be required, which brings the DNO into the picture. At that point, you’re working to their connection dates as well as your own programme.

That isn’t unusual, but it does influence sequencing and funding timelines.

At the same time, you’re assessing physical space.

Commercial heating equipment isn’t small, and plant rooms rarely feel generous once you start modelling what’s required. Sometimes existing rooms can be adapted. Sometimes external plant areas need to be created. Access for maintenance becomes part of the design rather than something considered later.

As-built drawings are helpful, but they don’t always match what’s physically there. So site surveys matter. You compare what’s on paper with what exists in reality and adjust accordingly.

On larger estates, that assessment extends beyond a single building.

You’re looking at how services connect across the site, where existing distribution runs, what civils might be needed to link buildings, and whether those routes are workable in operational terms.

Ground conditions can influence decisions. So can proximity to neighbouring properties. Noise considerations, visual impact, planning conditions — they all sit alongside the engineering rather than outside it.

Funding criteria can also shape configuration.

Public sector projects often operate within defined frameworks, and those frameworks influence performance targets, reporting requirements and sometimes the overall system approach. It isn’t necessarily restrictive, but it does need to be understood early so that the design aligns with both engineering requirements and funding conditions.

A lot of this work happens before installation begins.

From the outside, it can look like progress is slow while surveys are carried out and capacities are checked. In practice, that’s where much of the uncertainty is being resolved.

If electrical upgrades aren’t picked up early, it can affect the programme later. If plant space hasn’t been checked properly, layouts sometimes need adjusting once installation starts. If distribution routes haven’t been surveyed in detail, civils can become more involved than first expected.

That’s why a lot of the effort goes into the early stages.

By the time equipment arrives on site, the intention is that those constraints have already been identified and designed around.

On public sector projects in particular, there isn’t usually much appetite for reactive changes once installation has begun. So understanding the infrastructure thoroughly at the beginning tends to make the rest of the project steadier.
